Phased work · night windows · full documentation
Buildings that
cannot go offline.
For a managing agent, a board, or an operator, the sewer is not a plumbing question. It is an occupancy, liability, and capital planning question. We work in documentation, phasing, and scheduled windows, because that is what those decisions require.
- Night and weekend windows so tenants and trading hours are protected
- Temporary bypass staged where a line genuinely cannot go out of service
- Condition reports and footage suitable for boards, reserve studies, and carriers
- Phased scopes that let a capital project be budgeted across cycles
Fit
When this is the right call,
and when it isn’t.
Selling you the wrong method is how a job comes back. Here is where this one genuinely wins, and where we will tell you to spend the money differently.
Multi-unit residential and HOAs
Shared laterals and stacks where one failure affects every unit and the board needs a documented basis to act.
Restaurants and food service
Grease-loaded lines, strict health requirements, and no tolerance for a shutdown during service.
Light municipal and institutional
Compliant, documented, coordinated work in the public right-of-way and on institutional campuses.
Property portfolios
Consistent standards, one accountable contact, and reporting you can file.
Method
How the work
actually runs.
No surprises on the day. This is the sequence, start to finish.
Survey and report
Full CCTV of the affected system, with a written condition report for the board or owner.
Phase the work
A scope broken into stages that can be approved, budgeted, and scheduled realistically.
Notify and stage
Tenant notice, access coordination, protection, and bypass set before work begins.
Execute in window
Work performed in the agreed hours, with the system returned to service at the end of each shift.
Close out
Post-work footage, as-built notes, and documentation for your files and your insurer.

Questions
Commercial & Multi-Unit:
what people ask.
Can you work overnight so we do not lose trading hours?
Yes. Night and weekend windows are routine for our commercial work, and we stage temporary bypass where a line cannot be taken out of service at all.
Will you provide documentation our board can act on?
Yes: CCTV footage, a written condition report, and a phased scope with pricing, in a form suitable for a board vote or a reserve study.
Do you subcontract commercial work?
No. The crew on your building is our crew, which is the only way accountability actually holds on a project like this.

Next step
Start with footage.
Then decide what it needs.
Every Freitas job begins with a camera survey, because a five-figure repair decision should be made from evidence rather than from a guess at the cleanout. Tell us what the property is doing and we will take it from there.
- Camera survey before any recommendation, every time
- Written scope with each viable method priced side by side
- Your own copy of the footage, whoever you hire
- One licensed in-house crew, never subcontracted
